The short version

What condominium security services actually involves

Almost every condominium board that calls us is calling about the same underlying problem, even when they describe it differently. Somebody wrote a security contract years ago that never said what the post was actually for, and everything since has been improvisation.

So residents walk past the desk without stopping because they have learned the guard will not do anything. Parcels go missing and nobody can say who signed for what. The parkade gets walked through at night and the first anyone hears of it is a police report. None of that is really a staffing problem — it is a post-orders problem.

We start by sitting down with your property manager and writing what the post does, hour by hour, against your declaration and rules. The board approves it in writing. Then we staff against it. It is slower than sending a guard on Monday, and it is the only version that holds up twelve months later.

We staff condominium corporations across Hamilton’s downtown core and waterfront, the Mountain, Stoney Creek and Ancaster, plus towers in Burlington, Grimsby, St. Catharines and Niagara Falls.

Common failures

What goes wrong in residential towers

Every sector has its own failure modes. These are the ones that come up repeatedly on the sites we cover, and what each one needs in response.

Tailgating into the lobby

The most common access failure in any tower, and the hardest to police without annoying residents. It takes a consistent, polite script applied to everyone — including owners.

Parcel theft and disputes

Volume has grown faster than most buildings’ parcel rooms. Without scanning and signature at pickup, every missing package becomes the corporation’s problem to prove.

Parkade break-ins

Catalytic converters, garage remotes left in vehicles, and storage locker entry. Underground levels are the least-observed part of almost every building.

Noise and rule infractions

Short-term rentals, party rooms booked past hours, smoking on balconies. Enforcement only works if it is documented consistently and served the same way every time.

Water escape and mechanical faults

A burst riser found at 3 a.m. costs a fraction of one found at 7 a.m. Scheduled mechanical room checks are the cheapest insurance in the building.

Uncontrolled moves and contractors

Elevator damage, propped fire doors, and trades wandering unescorted are routine on move-in days that nobody supervised.

For boards and property managers

What your post orders should actually say

Poorly defined concierge security produces predictable failures: residents bypass the desk, the board fields complaints about inconsistency, and when something happens there is no documentation supporting the corporation’s position. These are the clauses we insist on writing before a guard is scheduled.

Who gets challenged, and in what words

A script that applies to owners, tenants, guests and trades equally. Consistency is what makes enforcement defensible; selective enforcement is what makes it a complaint.

The exact patrol route and frequency

Named checkpoints, electronically tagged, so the board can see the round was walked rather than take it on trust.

What the guard may not do

Just as important as the duty list. Accepting unit keys, admitting a locked-out resident without verification, and signing for registered mail are all worth deciding deliberately.

Escalation contacts by time of day

Who is phoned at 2 a.m. for a water leak versus a noise complaint, and at what threshold the property manager is woken.

What the board receives, and how often

A daily log is not a report. Boards should get a monthly summary showing incident types and trends, not a stack of shift sheets nobody reads.

Coverage options

Staffing models for condominium corporations

Most sites do not need the most expensive option. Work out which of these describes your situation and the conversation gets much shorter.

Full-time concierge desk

Continuous staffed lobby with access control, parcels, amenity bookings and patrol rounds folded into the shift.

Best for: Towers over roughly 150 units, or any building with heavy visitor traffic

Overnight-only post

Coverage from evening to early morning, when access incidents and parkade entries concentrate.

Best for: Mid-size buildings where daytime traffic is manageable

Mobile patrol rounds

Marked-vehicle attendance several times a night, each visit time stamped, without a permanently staffed desk.

Best for: Smaller corporations and townhome enclaves

Relief and vacation cover

Licensed relief staff who work to your existing post orders when your permanent concierge is off.

Best for: Buildings with in-house staff who need reliable backfill

Deployment environments

Where we provide condominium security services

The same discipline looks quite different depending on the property. These are the environments we staff most often, and what changes in each.

High-Rise Residential Towers

Lobby reception, automated elevator access programming, key-fob credential management, and mechanical room patrols.

Multi-Building Condominium Complexes

Integrated campus security, inter-building foot patrols, central monitoring station management, and perimeter checks.

Luxury Boutique Residences

Discreet white-glove resident assistance, personalized visitor screening, and heightened privacy safeguards.

Townhome & Gated Condo Enclaves

Access gate operation, private road traffic and parking enforcement, and exterior clubhouse oversight.

Underground Parking Structures

Proactive vehicle safety sweeps, catalytic converter theft deterrence, locker room checks, and visitor stall verification.

Amenity Centres & Common Areas

Gymnasium, swimming pool, rooftop terrace, and party room booking oversight, ensuring capacity and noise rule compliance.

Behind the uniform

A night on a condominium post

Good security is mostly quiet and mostly routine — that is the point. Here is the shift, start to finish, so you know exactly what you are paying for.

  1. 16:00

    Shift handover at the desk

Log read, outstanding items carried forward, any unit with an ongoing issue flagged to the incoming officer.

  2. 17:00

    Delivery peak

Parcels scanned into the system, residents notified automatically, couriers kept out of the elevators.

  3. 20:00

    First full round

Amenity rooms, stairwells, garbage rooms, parkade levels and mechanical spaces, each checkpoint tagged electronically.

  4. 22:00

    Quiet-hours enforcement

Noise complaints attended, occupant informed of the specific rule, violation notice served if non-compliance continues.

  5. 02:00

    Overnight parkade sweep

Vehicles, lockers and visitor stalls checked. Anything out of place photographed and logged at the time, not recalled later.

  6. 07:00

    Morning report to management

Every tour, notice and incident in one document sent to the property manager and, where the board requires it, the directors.

What condominium security services cost in Ontario

Most security sites will not put a number anywhere. Here is the honest range, and what would move your quote within it.

Typical 2026 Ontario range $30 – $46 / hour

Condominium and concierge posts sit slightly above the base unarmed band because the role carries administrative duties, software use and resident-facing service standards. Overnight, weekend and statutory hours carry premium wage rates that any honest quote will show you separately.

These figures are a planning guide drawn from published Ontario market rates for licensed, insured, WSIB-covered personnel — not a quote. A price well below the band usually means someone is economising on wages, insurance or supervision, and that exposure transfers to you rather than staying with them.

Compliance framework

The rules this service operates under

Security in Ontario is regulated, and the specific legislation differs by sector. These are the ones that shape how this post is run.

Condominium Act, 1998

Defines what the corporation can and cannot enforce, and how rules must be applied consistently across owners and tenants. Our officers work to your declaration and rules, not a generic script.

Private Security and Investigative Services Act

Anyone performing a security function in a condominium in Ontario must hold a valid guard licence — including staff whose title says "concierge".

Ontario Fire Code

Governs high-rise evacuation assistance, fire panel response, and the fire watch obligations that begin the moment a system is impaired.

PIPEDA

How resident contact details, visitor logs and CCTV footage are handled, retained and released — including to police.

Equipment on the post

What officers carry and use

  • Digital Parcel Delivery Management Software and Barcode Scanners
  • NFC Wand Tour Verification Checkpoints throughout Stairwells and Parkades
  • Electronic Visitor & Contractor Check-In Touchscreen Tablets

  • Ontario Fire Code High-Rise Evacuation Assistance Certification
  • First Aid, CPR Level C & Automated External Defibrillator (AED) Qualified

Before you call

Five minutes of prep gets you a real quote instead of a range

We can give you a considered number on the first call if you have these to hand. If you do not, that is fine too — we will walk the site with you and work it out together.

  • Unit count, number of towers, and how many entrances are in use
  • Your declaration, rules and any existing post orders
  • Whether the parkade and lockers are on the patrol route today
  • Parcel volume, and whether you have a lockable parcel room
  • What the board has actually received in writing over the past quarter
Common questions

Questions we get asked about condominium security services

Straight answers on licensing, deployment timing and how the contract actually works.

How do your guards handle noisy parties or resident disturbances?

Our guards follow an objective, documented de-escalation protocol. When a noise complaint is registered, the guard attends the unit, politely informs the occupant of the specific rule breach, and requests voluntary compliance. If non-compliance persists, a formal violation notice is served and an Incident Report is provided to the Property Manager and Board of Directors the following morning.

How are packages and deliveries managed at the front desk?

Guards log every delivery into the building’s parcel management software using digital barcode scanning. Parcels are secured in a locked parcel room or behind the concierge desk. Residents receive an automated notification and sign digitally upon pickup.

Can your guards perform mechanical room and water leak checks?

Yes. Patrol routes include scheduled physical inspections of boiler rooms, sump pump pits, sprinkler risers, and electrical closets. Early detection of pipe bursts or mechanical faults prevents catastrophic building damage and costly insurance claims.

Do you provide relief guards for permanent concierge staff on vacation or sick leave?

Yes. We provide both dedicated long-term condominium security contracts and flexible ad-hoc relief guard coverage across Hamilton, Burlington, and Niagara.

Does a condo concierge need a security licence?

It depends on the job, not the title. Ontario’s Private Security and Investigative Services Act defines a security guard as someone paid for work that consists primarily of guarding or patrolling to protect people or property. If that describes the desk in your building, the person needs a licence. Everyone we place at a condominium holds one.

Can your guards fine residents or enforce condo rules on their own?

No. Guards do not issue fines or decide penalties. The Condominium Act, 1998 lets the board make reasonable rules, and it requires owners and occupiers to comply with them. Our officer tells the occupant which rule applies, documents what happened and serves a notice if your post orders call for one. What happens next is up to the board and the property manager.

Can a guard let a locked-out resident into their unit?

Only if your post orders say so. Admitting a locked-out resident, accepting unit keys and signing for registered mail are all decisions a board should make deliberately. We write the answer into the post orders before the first shift, along with how the officer verifies who the person is.

Our building is small. Do we need a full-time desk?

Often not. A mid-size building may only need an overnight post, when access problems and parkade entries tend to happen. Smaller corporations and townhome complexes can use marked-vehicle patrol rounds with no staffed desk at all. Tell us your unit count and your recent incidents and we will suggest the smallest option that fits.

How much does condominium security cost?

Condominium posts generally run $30 to $46 an hour, a little above the base guard rate because the job includes parcel software, administration and resident service. Overnight, weekend and statutory hours carry premium wage rates, and we show those separately in the quote.

What does the board receive from the guards?

The property manager gets a morning report covering each round, notice and incident. Daily logs are hard for a board to read, so we suggest a monthly summary showing incident types and trends as well. We agree what goes to the manager and what goes to the directors when we write the post orders.
