The short version

What residential security services actually involves

Residential security is different from every other post we staff, because the people you are protecting live there. They are not visitors passing through a lobby — they are coming home tired, carrying groceries, with children in tow, and they will judge the service on whether it makes their evening easier or harder.

That shapes how we staff it. An officer who is technically correct but cold will generate more complaints in a residential building than one who occasionally bends a minor rule to help someone. The skill is holding the line on the things that matter — access, documentation, safety — while being genuinely useful about everything else.

Most of what we do in rental and residential communities is quiet: parking enforcement, noise complaints, after-dark presence in the lot, and being the person a resident can flag down when something feels wrong.

Residential coverage across Hamilton — downtown apartment communities, the Mountain, east end and Stoney Creek — plus rental portfolios in Burlington, Dundas, Ancaster, Grimsby and St. Catharines.

The real risks

What residents and management actually report

Every sector has its own failure modes. These are the ones that come up repeatedly on the sites we cover, and what each one needs in response.

Unauthorised access to common areas

Propped doors, lost fobs, and lobbies used as shelter overnight. Usually a maintenance issue before it is a security one.

Parking and visitor stall abuse

The most common complaint in almost every residential community, and the one that erodes goodwill fastest if enforcement is inconsistent.

Noise and neighbour disputes

Needs documented, even-handed handling. The objective is a record management can act on, not a confrontation in a hallway.

Personal safety after dark

Walking from the lot to the door is where residents actually feel exposed. Visible presence at those hours does more than anything else on the list.

Vandalism and property damage

Mailboxes, laundry rooms, elevators and stairwells. Early documentation is what allows management to act.

Coverage options

Ways to cover a residential community

Most sites do not need the most expensive option. Work out which of these describes your situation and the conversation gets much shorter.

Evening and overnight post

Staffed presence through the hours residents are home and incidents concentrate.

Best for: Apartment communities and mid-rise buildings

Mobile patrol rounds

Several documented attendances per night across buildings, lots and common areas.

Best for: Townhome complexes and scattered-site portfolios

Weekend and event cover

Additional coverage on the nights complaint volume actually spikes.

Best for: Communities with recurring weekend issues

Parking enforcement rounds

Scheduled checks of resident and visitor stalls with documented notices and tow coordination where authorised.

Best for: Any community where parking drives the complaints

Getting the tone right

Enforcement that does not turn residents against you

Every residential security contract eventually runs into the same tension: management wants rules enforced, residents want to be left alone, and the officer is standing between the two. Here is how we handle it.

Same rule, same way, every time

Inconsistent enforcement is what creates resentment. If a stall gets a notice on Tuesday, the identical situation gets one on Saturday, regardless of who is parked there.

Explain first, document second

Most residents comply once they understand what the rule is. The notice is what happens when that does not work, not the opening move.

The record goes to management, not the neighbours

Disputes are documented privately and escalated through the property manager. Nothing is resolved by argument in a hallway.

Officers stay on the post long enough to be recognised

Residents behave differently toward someone they know by name. Consistent rostering is a security measure, not just a nicety.

Deployment environments

Where we provide residential security services

The same discipline looks quite different depending on the property. These are the environments we staff most often, and what changes in each.

Gated Residential Communities

Gatehouse entry control, visitor verification, resident barcode transponders, and private road safety.

Private Luxury Estates & Acreages

Perimeter fence inspections, exterior CCTV perimeter monitoring, and private security guard presence.

Homeowner Association (HOA) Neighborhoods

Dedicated cruiser patrols deterring porch piracy, car theft, and vandalism across residential streets.

Vacation & Executive Travel Protection

Regular interior/exterior home checks, mail collection, plant care, and plumbing leak inspection for home insurance compliance.

Behind the uniform

An evening on a residential post

Good security is mostly quiet and mostly routine — that is the point. Here is the shift, start to finish, so you know exactly what you are paying for.

  1. 18:00

    Shift start and handover

Log read, any ongoing matter from the previous shift carried forward, management notes reviewed.

  2. 19:00

    Visible round at peak return

Lots, entrances and walkways while residents are coming home. Presence at this hour is the point.

  3. 21:00

    Parking and visitor stall check

Documented notices issued consistently, with photographs attached to the record.

  4. 23:00

    Quiet-hours attendance

Noise complaints attended, occupant informed, written record produced for management the same night.

  5. 02:00

    Common area and stairwell sweep

Laundry rooms, storage areas, stairwells and lobbies checked and cleared.

  6. 06:00

    Report to property management

Rounds, notices and incidents in one document, with photographs where relevant.

Standard duties

What the post orders cover

Post orders are written for your site and approved by you before anybody is scheduled. This is the baseline they start from.

  • Marked Vehicle Patrols Across Residential Streets and Estate Perimeters
  • Vacation Home Watch: Inspecting Plumbing, HVAC, Windows, and Mailboxes to Fulfill Insurance Mandates
  • Rapid Response to Home Alarm System Activations and Sensor Triggers
  • Preventing Porch Package Theft and Catalytic Converter / Vehicle Theft in Driveways
  • Neighborhood De-escalation and Dispute Resolution
Straight answer on price

What residential security services cost in Ontario

Most security sites will not put a number anywhere. Here is the honest range, and what would move your quote within it.

Typical 2026 Ontario range $28 – $45 / hour

Standard unarmed band, with overnight and weekend premiums. Mobile patrol across several buildings is normally the cheaper answer for scattered residential portfolios than a post at each address.

These figures are a planning guide drawn from published Ontario market rates for licensed, insured, WSIB-covered personnel — not a quote. A price well below the band usually means someone is economising on wages, insurance or supervision, and that exposure transfers to you rather than staying with them.

Compliance framework

The rules this service operates under

Security in Ontario is regulated, and the specific legislation differs by sector. These are the ones that shape how this post is run.

Private Security and Investigative Services Act

Agency and officer licensing, with uniform and identification standards that apply in residential settings.

Residential Tenancies Act, 2006

Shapes what may and may not be done regarding entry to units, notices, and interactions with tenants. Enforcement stays firmly on the landlord’s side of the line.

Ontario Human Rights Code

Access decisions, enforcement and service must be applied without discrimination — trained explicitly, given how much judgement these posts involve.

Trespass to Property Act

How notice is served to a non-resident and documented so a repeat visit can be dealt with properly.

Before you call

Five minutes of prep gets you a real quote instead of a range

We can give you a considered number on the first call if you have these to hand. If you do not, that is fine too — we will walk the site with you and work it out together.

  • Number of buildings, units and parking areas
  • Which complaints actually generate the most management time
  • Whether parking enforcement and towing are authorised
  • Existing access control, and how many fobs are unaccounted for
  • Hours residents report feeling least safe
Common questions

Questions we get asked about residential security services

Straight answers on licensing, deployment timing and how the contract actually works.

Does your vacation home watch service satisfy Canadian home insurance requirements?

Yes. Most Canadian home insurance policies require unoccupied homes to be physically inspected every 24 to 72 hours during winter months to maintain water damage coverage. We provide timestamped digital reports with photos confirming HVAC, plumbing, and perimeter integrity on every visit.

Can guards assist with neighborhood watch and deter driveway car thefts?

Yes. Our marked patrol cruisers maintain an active, visible presence across designated neighborhoods during peak theft hours (midnight to 5 AM), dramatically deterring organized auto theft rings.

Can a security guard enter a tenant’s unit?

No, not on their own authority. Under Ontario’s Residential Tenancies Act, a landlord can enter without written notice only in an emergency or when the tenant consents at the time. Other entries need written notice at least 24 hours ahead, giving the reason and a time between 8 a.m. and 8 p.m. Our officers stay in the common areas unless the property manager arranges an entry under those rules.

Can your guards remove someone from the building?

A non-resident, yes. Someone with no business on the property can be told to leave under the Trespass to Property Act, and police are called if they refuse. A tenant is different. Ending a tenancy is the landlord’s process under the Residential Tenancies Act, and security has no part in it beyond giving management an accurate record.

How do you handle noise complaints?

The officer goes to the area, confirms where the noise is coming from and speaks to the occupant at the door. They never enter the unit. The time, what the officer heard and what the occupant said go into a written report that management has the same night. One complaint is a conversation. A documented pattern is something management can act on.

Do we need a guard every night, or would patrols work?

It depends on the layout. A single apartment building or mid-rise often suits an evening and overnight post. Townhome complexes and scattered rental buildings are usually better served by marked-vehicle patrol rounds that cover several sites in one night. Some communities only need extra cover on weekend nights, when complaints rise.

Can your guards enforce parking rules and arrange towing?

Yes, if you authorize it in writing. The officer checks resident and visitor stalls on a schedule, photographs the vehicle and leaves a notice. Towing happens only under your written authorization and the municipality’s rules for private property, never on the officer’s own call.

Will residents see the same officers each week?

Where we can, yes. Residents respond differently to someone they know by name, and a regular officer notices sooner when something is out of place. We roster the same people to the same community, and relief officers work from the same written post orders.

How much does residential security cost?

Residential posts generally run $28 to $45 an hour, the standard unarmed guard range. Overnight, weekend and statutory hours carry premium wage rates. Patrol rounds shared across several buildings usually cost less than a staffed post at each address.
